    Resident® team climb Snowdon for Alzheimer’s

    On Friday night Diogo, Sandro & Jon from Resident® challenged themselves to take part in the Snowdon Midnight Trek in aid of the Alzheimer’s Society.

    Sadly a colleague’s Aunt was diagnosed with the condition back in 2015, the progress of the disease is apparent and distressing for all the family, so this charity is extremely close to her heart. 

    Snowdon is the highest mountain in England and Wales, at 1085m high. They followed the Llanberis Path to the summit, a 9-mile trek, completing the task in 4 hours 40 minutes.

    Dementia describes a set of symptoms that may include memory loss and difficulties with thinking, problem-solving or language. Dementia is caused when the brain is damaged by diseases, such as Alzheimer’s disease or a series of strokes. Dementia is progressive, which means the symptoms will gradually get worse. Currently there are 850,000 people living with dementia in the UK.

    The Alzheimer’s Society provides information and support, fund medical and social research, and campaign for better quality of life for people with dementia and greater understanding of the condition.

    Resident® Release Notes – May 2017

    Update on Credits:
    When a credit is created on a unit it will behave as follows:

    • Opening balances and Credit Notes will show on Leaseholder Statements only and not impact Bank Balances
    • A payment adjustment will show on both the Bank Balance and Leaseholder Statements. You will be also able to reconcile them against Bank Transactions.

    All old credits which were not opening balances or credit notes have been converted to Credit Notes.

    Refunds:
    You can now add Refunds as separate items on Leaseholder Statements (in More Actions). This item is a debit which will behave in the same way as a Payment. It will be listed on Leaseholder Statements and reconciled against a Debit Bank Transaction.

    Ground Rent:
    The Ground Rent value and frequency can now be set against Leaseholders. Invoices are created automatically by the system on a chosen date or a number of days before it. You can set this up in Unit/Owner/Edit Ownership.

    Maintenance:
    You can now pay Supplier Invoices directly from a list of invoices. Click the Invoice payment button, directly on the Invoice List (both for suppliers and units). It is the ‘note’ icon under Actions in the list.

    Global lists of Invoices 
    A Global view of Unit Invoices and Supplier Invoices is now accessible from Branch Finances/Units Invoices or Supplier Invoices.

    New views for Tasks, Notes and Files
    This includes tag filtering and has more information available. For Tasks, users can see their Tasks, Tasks they’ve delegated and Tasks that are assigned to their Group.

    Support Tickets
    We have a new Ticketing system. You can now submit and monitor your support requests directly from Resident. They are all kept in My Work/Tickets on your left hand side Navigation menu.

    Supplier page updated
    All related invoices and works orders are on the supplier details page. You can also check supplier account balances for each block. To do that you just need to access the supplier’s profile either from Branch/Suppliers (top right corner ‘tools’ menu) or when you are in Block Contacts/Suppliers (left hand side Navigation menu).

    Updates User page
    All related invoices to individuals are on details page now. Similar to Suppliers you just need to access the user profile from Branch or Block/Contacts level.

    Improved ledger item
    You can now assign multiple ledger items against one bank transaction in Transactions/Bank reconciliation e.g. if a leaseholder paid their service charge and ground rent as one payment you can now allocate part of it against a demand and the balance against the ledger category ‘Internal transfers to Ground Rent Account’.

    Supplier Credits
    Credits can now be added to Supplier accounts on the Supplier profile under the tab called Statements. Before you do that you need to select the bank account you want this credit to be linked to. This also assigns the Credit to the block.

    Option to assign custom ID
    Custom Id can be assigned on Suppliers, Clients, Blocks, Units, Tenancies, Invoices and Works orders. The system will alert you  if the Custom Id is repeated. 

    This is useful for third party integration with other products, such as Sage, as well as for searching especially if you have leaseholders with the same name.

    Invoice recurrence
    Invoices can be setup with a recurrence frequency. The system will automatically create new invoices as per the recurrence configuration that you set such as Utility bills that are received on a quarterly basis for a fixed amount, or Managing Agents fees that are received on a quarterly basis for a fixed amount.

  • Roman Piekarz joins Resident’s expanding Customer Service Team

    Roman Piekarz joined Resident in Customer Support on March 1st 2017 to assist our growing team. 

    Roman is experienced in providing excellent customer service and dealing with a variety of complex and challenging queries that he has tested in his previous roles; either as a bicycle tour guide trying to help confused tourists or as a croupier, alcohol salesman, pool cleaner and even a security worker during his University years moving on to some more diverse positions from 2008. Since then Roman has worked for John Lewis, H&M and Wincanton before finally ending up in 2012 at The London Linen Group (now part of Johnsons Cleaners Group). 

    In his free time Roman collects Comic Book’s, Movie Memorabilia (he is a movie critic by trade). He likes traveling to at least one new country per year and watch a movie that is set in the place he is visiting – his latest goal is to watch Casablanca in Casablanca.

    After 12 months of customer feedback and internal research, Resident Block Management Software is proud to release version 3 of their industry leading block management software. Re-written from the ground up to use the latest cutting edge web technologies combined with a brand new user interface – this release will make the lives of those who manage blocks easier and more efficient and marks a major milestone for the company.

  • Resident® Version 3 – The Big Money Update

    With Version 3 just around the corner, we thought long and hard about when we should launch and could we squeeze in one or two killer features to make your lives easier when managing blocks.

    Well, we are going to, and we think you’re going to like them…

    Automated Bank Feeds

    It’s very complicated behind the scenes, but won’t be for you. Add your credentials once, and that’s it – your bank is connected and you can view as many accounts as you have. No more CSV files or spreadsheets, just real time bank data on demand. Reconcile away with a few clicks, saving many hours of essential admin.

    An Arrears system unlike any other

    Well we have built it, and as ever, there are no hidden fees with our platform for major updates. So what can it do?

    • The arrears process has 8 steps, namely: first letter, second letter, solicitor instructed, LBA (letter before action), lender approached, proceedings issued, judgment obtained and settled.
    • Litigation solicitors can be invited to the system as custom users to make their notes in the arrears section.
    • You can track when and who made each step, track all messages and notes against each arrears process. And settle it at any time (if, for example, the leaseholder pays everything in full, whilst half-way through the process).
    • You can see the arrears amount at the beginning of the process, compared to the current amount of debt.
    • Arrears amount is calculated on a pro rata basis for leaseholders paying by standing order or direct debit.
    • You can see arrears per block (and a total per block in the new global reports section).
    • Historical arrears will be tracked too.

    Pretty special? We think so. Coming to V3 (hence the little delay) but oh so worth it.

    We are also launching a new, fully searchable, self service knowledge base, which will include updated video guides. We are sure it will all be second nature in no time, as we have tried to make the new interface as intuitive as possible.

    We have great pleasure to announce Resident® is now officially supplying to the European property management market!

    Our aim at Resident® is to create property management software accessible worldwide. Service charge demand are already available in either sterling or euros and we will be gradually adding new languages to our website. In October you will be able to use Resident® in the language of the European football champions! Spanish, French, Italian and German will follow to assist in the Management of European property communities! 

  • New face of Resident® sales department, Jon Burrough

    Jon brings a wealth of experience to the Resident team, having spent the last 10 years working in the online property sector.  

    He joins us from Zoopla, the UK’s most comprehensive property website, where as Key Account Director he was responsible for developing online marketing partnerships with UK estate agents, letting agents and property developers. He has a deep understanding of the commercial world. As Regional Sales Manager for Rightmove, he also covered the Overseas market before moving to PropertyFinder to manage  Major Accounts.

    When he is not sealing another successful business deal you can find him on the cricket pitch or golf course enjoying the lovely British outdoors. On rainy days he devotes time to his other passion, wine tasting.

  • Alterations & Variations – Lease changes made simple

    Aimed at Managing Agents and Directors of Resident Management Companies, our 2nd Breakfast Seminar in association with Earl Kendrick Surveyors and Bolt Burdon Solicitors will discuss the practicalities of Licences to Alter and issues with the terms of the Lease. It will discuss the legal aspects of the Licence and consider variations to the terms of the Lease from a Solicitor’s and Building Surveyor’s perspective.
