    We’re excited to share a closer look at the updated unit experience — designed to bring everything related to a unit into one clear, connected view.

    Leasehold details, tenants, leaseholders, standing orders, ground rent, and financial statements now sit side by side. Instead of jumping between screens, key tenancy and financial information is available in one place, making it easy to understand the full picture at a glance — from who occupies a unit, to what’s being charged and when.

    A clear timeline shows how tenancies and leaseholds evolve over time, alongside balances, payments, and key dates. Notes, attachments, and status indicators add valuable context, helping teams understand not just the numbers, but what’s happening around a unit.

    The result is a more transparent, intuitive way to manage units day to day — with better visibility, smoother handovers, and less friction across teams.

    Welcome to our third sneak peek. We’re continuing to reveal what’s coming in the next version of Resident, and today we’re focusing on Budget & Scheduling.

    to keep everything aligned

    The goal is simple: to make budgeting clearer, more flexible, and easier to manage as things change. We’re building tools that help you plan contributions across units, control distribution, and keep everything aligned — without losing visibility or context.

    In the next version of Resident, you’ll be able to manage flexible budget schedules, split budgets across units by percentage with automatic validation, and instantly see calculated totals. You’ll also be able to plan and track demands with clear start and end dates, compare expenditures year over year, and add category comments visible both in the system and on budget documents. Standing orders can be added and managed directly at the budget level, with in-system notifications keeping you informed about emailed and ready-to-post demands.

    All of this comes wrapped in our new, clean, and modern UI.

    Welcome to our second sneak peek. We’re continuing to reveal what’s coming in the next version of Resident, and today we’re focusing on one of the core features — a flexible, multi-level search experience. ​

    Three levels of search to find
    exactly what you need

    Searching has never been this simple or this powerful. Our smart search system adapts to the way you work, giving you the right level of detail exactly when you need it.

    Quick Search helps you move fast. It remembers your last five searches and instantly displays results grouped by category, showing up to three results per category. Perfect for quick lookups and repeated actions.

    When you need more control, switch to Advanced Search. Filter your results with precision, view up to ten results per group, and always stay informed with a clear total item count. Everything is organized, transparent, and easy to navigate.

    For maximum depth, Detailed Search gives you full visibility. Explore all available results within a selected category and dive deep into the data without limitations.

    All of this comes with Dark Mode available, ensuring a comfortable and modern experience, day or night.

    The new version of Resident – coming in 2026!

    We’ve been busy behind the scenes working on something special – a faster, sleeker, and smarter Resident experience. From Q2 2026, we’re aiming to begin migrating clients onto the 4th and newest version of Resident, our most significant upgrade to date.

    Built on a modern foundation with improved speed, resilience and flexibility, this new version brings a refreshed interface, smarter automation, and dozens of workflow improvements across accounting, arrears, compliance, maintenance, and communications.

    You don’t need to do anything right now – this is just your first look at what’s on the way!

    What’s new at a glance

    • A fresh new look – modern interface, optional dark mode, and cleaner dashboards across Global, Branch, Block and Unit views. Enjoy new navigation and slide-out panels that let you stay in one place and complete processes without leaving the screen.

    • More control in accounting – re-engineered banking, budgeting, journals and reporting for better accuracy and flexibility. Automatic reconciliation with clearer exceptions, standing-order logic, and two-stage sign-off. Faster budget tools, prepayment and accrual journals, and financial period locking. Support for internal transfers, legacy BACS files, and Open Banking integration under evaluation. Expanded reporting includes Directors’ Report, P&L, Cashflow, Trial Balance, Aged Debt and more.

    • Automated arrears – complete automation from start to finish, with bulk triggers, bulk letter downloads, skip-step controls, and breach-of-lease tracking. Manage arrears across estates or blocks with global processes and flexible templates.

    • Compliance made simple – a live dashboard showing traffic-light statuses across your portfolio, with task tracking, audit trails, and built-in reporting for clear oversight.

    • Maintenance & Section 20 – send and receive quotes in-app, configure letters and fees, and run processes for all or part of a block. Advanced work orders and improved tracking make maintenance more transparent.

    • Better communication – two-way messaging redesign based on feedback, agent-dedicated inboxes, and a new mail-merge designer with scheduling and templates.

    • My Work hub – one control centre for your blocks, properties, work orders, supplier invoices and compliance. Priorities are highlighted with simple traffic-light cues.

    • File Repository – structured folders with role-based access for secure, organised file management.

    • Full Audit Trail – complete visibility of every action across your system, with detailed tracking of changes, updates, and approvals – all within the ‘tamper proof’ Administration section of Resident.

    • Supplier Portal – suppliers can upload invoices, view and manage work order requests, update insurance details, and more.

    • Refreshed Leaseholder & Director Portals – faster, clearer self-service for budgets, statements, documents and messages, plus optional online payments and uploads.

    • Under the bonnet – faster cloud infrastructure for speed and reliability, automated testing for stability, and groundwork for future AI features like summaries, predictions, and letter drafting.

    The new version of Resident is all about making your workflows smoother and your experience simpler. It’s still Resident you know – just faster, clearer, and more intuitive.
