    New Dashboard Designs

    1. The newly designed Global and Block dashboards are here.

We have given a facelift to both of our dashboards. This important step allows us to retain a simple interface for the Block Management Portal and enable you to confgure it better for individual branding needs. You can now match the Dashboard colours with the rest of the portal. Each tile will take you either to a designated page (e.g. Bank Accounts) or give you a breakdown by Block (e.g. Debtors and Creditors). Please see preview below:

This week’s piece of ‘know how’ knowledge – Manual reconciliation

At Resident we are proud of the system’s flexibility whether for setting up Demands according to Leases or the method of dealing with your Accounts. Very often there is more than one path leading to your required action. Manual reconciliation gives you the flexibility to deal with your Finances manually using Statements received from your Bank.

    • First you access ‘Bank Account’ in Accounts/Bank Accounts – Then for the selected Account choose Reconciliation type – Manual – Next just go to Transactions and in More Actions after selecting Manual Reconciliation just tick off Reconciled Transactions. Please follow the link below for more details:

  • How will Resident property software help me prepare the end of year service charge accounts for our blocks?

As part of our ongoing campaign to create a series of time saving solutions to common scenarios that property managers and book-keepers face in the management of blocks of flats we have created the ability to export ALL the documents accountants need to prepare the end of year service charge accounts in one digital file with one click.

Please watch our Video above explaining how our new ‘End of Year Pack’ function works.

    Here is the scenario:

It is the end of the service charge year and you need to compile all the financial information for a block to send to their accountants….

Hours and hours are spent printing, putting together and checking paper files with copies of invoices, demands and preparing financial spreadsheets.

Imagine a button that downloads and exports all of this into one end of year file to send via email link or for your accountant to log in and download…

In a world where accountants are fast becoming paperless with dual screen technology they no longer want endless files of hard copy

Residents ‘end of year pack’ function will export:

    – All leaseholder statements

    – All Service Charge demands

    – All supplier invoices…in date order…

    – The cashbook

    – The trial balance

    – The budget

    -The budget v expenditure report

-A copy of the previous years accounts

What previously took one weeks work is now achieved in just three clicks…

And then neatly saved in year order under a new ‘End of Year Pack’ section for ease of reference for any queries for years to come.

  • Resident® V3 Press Release

After 12 months of customer feedback and internal research, Resident Block Management Software is proud to release version 3 of their industry leading block management software. Re-written from the ground up to use the latest cutting edge web technologies combined with a brand new user interface – this release will make the lives of those who manage blocks easier and more efficient and marks a major milestone for the company.

    Founder of Resident, Kate Boyes:

“My goal, as it always will be, is to create tools that enable managing agents and estate agents in general, to conduct business in the modern age, at an affordable level. By building a team of extremely talented individuals, I am now coming closer to that goal. Over the next 12 months, Resident will be launching products to the sales and lettings market, while continuing to add features to our block management software. It is an exciting time for our industry, but with increasing challenges, which our software will help to manage.”

A summary of the new features are:

    • Automate bank feeds in a couple of clicks, saving c. 80% of bookkeeping time. Reconcile payments like never before.
    • Ground breaking arrears system: 8 step process to keep on top of service charge debts.
    • User interface: a brand new look and feel, built to be cleaner, more intuitive and work faster. Using the latest web technologies, users will feel as if they are using a desktop program, but in a web browser.
    • Full tasking system: see, assign and track tasks, across all blocks, and against budgets.
    • Improved messaging: view messages across all blocks, add attachments, track messages against related topics, and even from automatic emails.
    • Logging: who did what and when for auditing purposes
    • Improved work orders management: multiple quotes against single works orders, and improved work progress tracking.
    • Low level permissions management: allowing permissions to be set against every page, every item (block, unit, invoice, etc.) against every role. For example, to let a Leaseholder view but not edit a budget.
    • Branding: brand the portal, invoices, emails, statements and other attachments
    • Individual databases for agencies: meaning increased data security and allowing direct access for advanced reporting as each database is unique and isolated per customer.
    • User and leaseholder portal registration: to make it as user friendly as possible, new accounts have the option to sign up using social accounts such as Facebook, Google or Microsoft.
    • Recurrent invoices: the system, if you set it, can automatically create recurrent invoices, such as utility bills.

Complementing this new version will be a new, fully searchable, self service knowledge base, which will include updated video guides to help with the on-boarding of current and new clients.

    About Resident:
Resident was created by Kate Boyes, a chartered surveyor and property manager who has been letting and managing property for over 15 years. She is also a fellow & former board member of ARLA. Through her work Kate recognised a need for a more cost-effective solution that modernises block management and makes it more accessible and transparent, and so Resident was born. Together with Technical Director, Jeremy Timms, a veteran with over 25 years experience within the I.T. industry, in less than 2 years, it has become a market leader and an award winning solution.

  • Resident® Version 3 – The Big Money Update

With Version 3 just around the corner, we thought long and hard about when we should launch and could we squeeze in one or two killer features to make your lives easier when managing blocks.

Well, we are going to, and we think you’re going to like them…

    Automated Bank Feeds

It’s very complicated behind the scenes, but won’t be for you. Add your credentials once, and that’s it – your bank is connected and you can view as many accounts as you have. No more CSV files or spreadsheets, just real time bank data on demand. Reconcile away with a few clicks, saving many hours of essential admin.

An Arrears system unlike any other

Well we have built it, and as ever, there are no hidden fees with our platform for major updates. So what can it do?

    • The arrears process has 8 steps, namely: first letter, second letter, solicitor instructed, LBA (letter before action), lender approached, proceedings issued, judgment obtained and settled.
    • Litigation solicitors can be invited to the system as custom users to make their notes in the arrears section.
    • You can track when and who made each step, track all messages and notes against each arrears process. And settle it at any time (if, for example, the leaseholder pays everything in full, whilst half-way through the process).
    • You can see the arrears amount at the beginning of the process, compared to the current amount of debt.
    • Arrears amount is calculated on a pro rata basis for leaseholders paying by standing order or direct debit.
    • You can see arrears per block (and a total per block in the new global reports section).
    • Historical arrears will be tracked too.

Pretty special? We think so. Coming to V3 (hence the little delay) but oh so worth it.

  • Resident® launches ‘How to’ Videos

Our users already love Resident® because it’s such an easy way to save time and money when you’re managing a block of flats, but we’re always looking at ways to improve your experience.

We’ve worked hard to make our access-anywhere-anytime online system as simple to use as possible, and to help you get even more out of Resident® we’ve compiled some “How To” videos which take you step by step through setting up and managing your block with Resident®.
